All images are delivered digitally through a gallery download.

I will do my best to try an accommodate a reschedule. All reschedules must be requested at least 48 hours prior to the shoot.

From 30 minutes to 2 hours for photos only. 2-4 hours for larger homes and commercial properties.

All photography is protected by copyright. Your session includes a license to use the images for marketing purposes based on the service booked.

Real estate photography includes usage for:

  • MLS listings
  • property marketing and promotion
  • agent branding (social media/website)
  • listing presentations and flyers

Commercial photography includes a standard marketing license for the property or business. Extended usage (advertising campaigns, third-party use, publications, or resale) is available upon request.

Images may not be sold, transferred, or used by third parties without written permission. Licensing details are included in your contract.

How to get the best real estate photos:

To get the best results, please have the property clean, staged, and photo-ready before the scheduled session.

Before the photoshoot:

  • Clear countertops, sinks, and bathroom surfaces
  • Remove personal items (toiletries, papers, cords, pet items, toys)
  • Make beds and tidy all rooms
  • Turn on all lights and replace burned-out bulbs
  • Hide trash bins, cleaning supplies, and vehicles from the driveway
  • Secure pets during the session (or plan for them to be off-site)

For vacation rentals, I recommend staging the space exactly how you want it to appear for guests, including decor, towels, and amenities.
